1. Is there a time span or structure for payment i.e. a payment schedule stating how much deposit and x payment over y months etc?

For cash payments the schedule is a 1/3 down, 1/3 at 50% completion and 1/3 on completion. Financing is presently available from Guyana Bank for Trade Industry.

2. What is the difference between beach front and Lake Front?

Beach front is the continuation from the already existing Splashmin’s beach. Lake front represents the man made lake which would not comprise of a beach area.

3. What is the situation with dogs (as pets or for protection)?

Community Guidelines cover this. Dogs and cats are allowed. Farm animals are NOT.

4. When will site security, infrastructure and services be in place (24-hour electric, water, sewerage, refuse collection etc)?

Security and other infrastructure will be in place upon move in by the 1st resident. Other amenities such as the 24 hour clinic are expected to come on stream as the community progresses.

5. Can the maintenance fees be broken down in to the various costs/ expenses?

Maintenance fees cover the following: security, on site clinic, water, sewage, garbage collection, pool/sauna maintenance, tennis court maintenance, electric and maintenance for common grounds and is set at USD$150 monthly. The residents will be responsible for their personal electric bill and phone service if they choose it. Presently, maintenance fee is set at USD$75 until additional other amenities are available.

6. Are the houses being built in clusters or individually?

Villas are built individually upon request. In this first phase, there will be 29 customized villas.

7. Some prospects refer to a project in Barbados which was similar to this one. Several Guyanese made deposits etc. but the project came to nothing. Are you aware of this and what may have gone wrong?

I’m not familiar with that specific project. At the heart of this though is credibility. Madewini is a wonderfully thought out community. What sets it apart from a lot of other great ideas is that we have a track record. Madewini Villas is a member of the Ashmins Group of Companies which embodies Ashmin’s Trading Co. and Splashmin’s Fun Park. All of those projects have been fully developed and finished with extremely high quality and success. Madewini already has existing roads, water, sewage, electricity, backup generator etc. All we have to do is connect each villa to the existing infrastructure.

8. Will visitors to Splashmin’s fun park have easy access to the housing/elderly complex?

No. There is 24 hour manned security inclusive of a checkpoint on the road from Splashmin’s to Madewini and a second manned security checkpoint on the beach walkway from Splashmin’s to Madewini. Residents of the Community will be allowed free access to Splashmin’s Resort. To be admitted to the Madewini side one of three conditions has to be met. 1. A person has to be a resident. 2. A resident must be contacted and verify that the person at the gate is authorized to enter. 3. A resident can inform security (must be updated daily) that they are expecting visitors.

9. I was told that the company would pay for depositors to visit Guyana and see the complex. What deposit do buyers need to make to qualify for a free ticket to visit?

We will reimburse the airfare of individuals that come to view the property, however, they must contact us beforehand with an itinerary and airfare cost to get pre-approval. If they buy within 30 days of the visit we will apply the full price of the airfare to the purchase. Buyers will also be offered a free stay at Splashmins Hotel for up to 7 days.

10. Is US $ 85,000 the price of the 2 or 3 bedroom house?

Pricing is set per sq. ft. The building cost for the villas is USD $50 sq. ft. Two bedroom villas start as low from as low as USD$54,200. Three bedroom villas start at USD$67,000 and four bedroom villas that start as low as USD$175,000.  Our website will have a complete list of the lot numbers and prices as well as the basic house plans and sizes.

11. Can a buyer, after paying a deposit, require slight modifications be done to their house?

Yes. Modifications can be made to the interior of your villa. All villas can be customized to suit your requirements.

12. Can swimmers visiting Splashmin’s swim into the lake area in front of the houses?

No. As I mentioned before, there is a security hut on the walkway between Splashmin’s and Madewini Villas. Also, the area designated for swimming at Splashmin’s is more than a 100 yards away from the beginning of the beach at Madewini Resort Community.

13. What are the exact procedures for buying a house?

Firstly, the potential buyer would choose a lot and villa design from the choices we have. Secondly, this lot and villa will be secured with a 1/3 down payment of the total cost. Finally, a contract will be signed.

14. Would I be able to just come and spend time at my home for a weekend or a week?

Yes, after purchasing lot and villa, how much time you as the resident spend there is entirely up to you. However, you will still need to conform to all other rules governing the Madewini Community. Sub-letting, is not allowed.

15. Is the site available for viewing presently?

Yes, the site is available for viewing, in fact, we have already started presentations/tours on a weekly basis for interested persons and this has proven to be very successful. Tours are held on Saturdays and Sundays between 9-11 am with free transportation from Georgetown leaving at 8 am and a free welcome drink awaiting you at Splashmin’s.

16.) The exact location of the development ‘behind Splashmin’s is not clear, even with the Google Earth place mark -. It would be very helpful (especially for people like me a great distance from home) if one was able to see the subdivision layout within Google Earth.

If you continue on the entrance road through Splashmin’s you would pass the cricket field and hotel. We are immediately after the hotel.

17. Are there any restrictions on what house plans could be used for certain lots?

No, although you will find that certain villas will be more natural “fits” for certain lots.

18. Is one limited to the house plans proposed on the site or could one propose alternatives (e.g. more tropicalized options) or simple modifications to the proposed plans (e.g. mirror images)

Although we are currently utilizing the 13 models on the website, interested persons can provide their own designs and plans. Villas are customized and can therefore be built to your specification.

19. Will potential increases on the monthly maintenance fees (to be reviewed every 6 months) fall within certain limits or they are not constrained at all? Who decides?

Our projections show that our current fees should be adequate. We reserve the right to increase fees if costs justify that increase. Our Community Governing Board will be able to review all costs incurred by the community. They will liaison with management on this and any other community issues.

20. Are roads, water and electricity already available/ developed? If not when?

Yes. All of these facilities are already in place since we are just adding to the infrastructure already available at Splashmin’s Resort. Water will be available at no additional cost, however, each resident will be responsible for payment for their electricity consumption.

21. How soon after an agreement to purchase is made will the house be ready to move in?

Construction will begin a week after a initial deposit is taken and our target completion schedule is 4 months.

22. What are the terms and conditions of the lease?

Madewini has received a 99 years residential lease. It is transferable and renewable. Most of your contacts will be aware that a substantial portion of land in Guyana is leased land.

23. What about Taxes?

We are a Tax Friendly Community. Members of the Diaspora are not required to pay income tax on any financial earnings. Therefore, pensions, gratuities and any other form of income generated from the USA, Canada, UK, etc.will not be subjected to tax in Guyana. There are dual taxation treaties existing between Guyana, the USA, Canada and the United Kingdom.
