Individual Lease

The title for the property (the plot of land & house constructed on the land) will be transferred to the Buyer in the form of an Individual Residential Lease issued by the Guyana Lands & Surveys Commission on behalf of the Government of Guyana.

This lease is renewable for further term not exceeding ninety nine years (99 years) and is also transferable to successors of the property. It is issued and subjected to the State Lands Act, Chapter 62:01, under Section 3 (b).

 

Taxes

We are a Tax Friendly Community.

Property Tax Rates

With effect from Year of Assessment 2000, Year of Income 1999, the Property Tax Rates were amended as follows:-

Individuals

On the first GY$7,500,000 of Net Property NIL
For every dollar of the next GY$5,000,000 of Net Property ½%
For every dollar of the remainder of Net Property ¾%

Community Guidelines

“Community” means the Madewini Villas Resort Community situate at Madewini Creek, Soesdyke-Linden Highway, Republic of Guyana, owned and operated by Madewini Villas.
“Madewini Villas” means the limited-liability company Ashmin’s Fun Park & Resorts Inc.
“Property” means the Madewini Villas Resort Community and the villas thereon or any part thereof.
“Residents” includes purchasers, residents, servants, agents and/or invitees of purchasers.

  1. Activities on Property
    1. The residents of the property shall not cause, permit or suffer any  nuisance, annoyance or inconvenience to other residents or neighboring and/or adjoining occupiers to be committed on their property.
    2. Radios, musical instruments, record, Blu-ray, CD and/or DVD players, music boxes, television sets or other musical video and/or or audio apparatus must not be used in such manner as to cause any nuisance and/or annoyance as aforesaid.
    3. Domestic staff of residents must be registered with the Management Agency prior to commencing duties with any resident.  Failure to do so may result in their being refused entry to the community.
    4. Residents must ensure that their domestic staff do not loiter on the property nor cause any nuisance or annoyance to other residents or neighboring or adjoining occupiers.
  2. Visitors and Children
    1. Visitors may, with the prior written consent of the Management Agency, reside in the property of an occupant for a period not exceeding four (4) weeks which period may be extended by the Management Agency from time to time.
    2. No ball games are permitted in areas other than those specifically designated for that purpose.
    3. Residents must supervise their children and those of their visitors so that no damage is caused to the property of other residents, neighbors or adjoining occupiers or no nuisance or annoyance is suffered by residents.
    4. Each resident is responsible for the conduct of his/her visitors and must ensure that the rules of Madewini Villas contained herein are strictly adhered to by his/her visitors.
  3. Hazardous Materials
    1. Residents shall not bring onto or store any materials of a hazardous, dangerous, inflammable, combustible and/or explosive nature, or other dangerous material or articles onto the property or the Community except with the prior written consent of the Management Agency. Residents shall immediately take all necessary steps at their expense to remedy, remove or desist from any activity to which the Management Agency reasonably objects.
  4. Motor Vehicles & Other forms of Transport
    1. Motor vehicles of residents and their visitors shall only be parked in such areas that are specifically demarcated for that purpose.
    2. Repairs to and reconditioning of vehicles are not permitted within the Community.
    3. Motor vehicles may only be washed in the areas designated for that purpose.
    4. Vehicles shall not travel at speeds in excess of 15 kilometers per hour on any portion of the common property of the Community as defined in the Agreement.
    5. Caravans, trailers, boats and commercial vehicles may be allowed into the Community only with the prior written permission of the Management Agency provided that the aforesaid objects are parked in areas designated  by the Management Agency from time to time.
  5. Gardening and Plants
    1. Residents will be permitted to plant shrubs, flowers and trees on their properties, provided that the consent of the Management Agency is first obtained, which consent shall not be unreasonably withheld. All gardening shall be done by the persons authorized by the Management Agency, unless otherwise agreed.
    2. Private Gardening
      • Private gardens must be kept neat and properly maintained at all times.
      • Gardening tools and other equipment shall not be kept in any open area or other place where they will be exposed to  view from other properties or any portion of the common areas.
  6. Sanitary Services
    1. Rubbish bins shall only be placed at the specific areas designated by the Management Agency for storage of such bins.
    2. Disposal of rubbish shall be in accordance with the regulations of the local sanitary authority.
    3. No rubbish or refuse may be left on any portion of the property or elsewhere where it will be visible, whether in a container or not, except for the days on which collection takes place (excluding public holidays). Refuse may be left outside for collection no earlier than the hour designated for this by the Management Agency and must be properly stored in bins or similar receptacles at all times.
  7. Sundry Provisions
    1. Cigarette ends and other objects must be extinguished in ashtrays and rubbish receptacles and not thrown or deposited on any part of the property.
    2. The property and its environs and the close and cartilage thereof must be kept and maintained in a state of good repair and in a clean and sanitary condition at all times.
    3. No firearms or air guns shall be discharged in the community.
    4. No stones or other solid objects may be thrown in the community.
    5. The gardeners and cleaners employed by the Management Agency shall not be employed to do any private work for the residents, unless specifically authorized in writing by the Management Agency.
    6. The occupant shall use the property for residential purposes only and not for unlawful, immoral or other purposes.
  8. Laundry
    1. Washing may be hung out to dry in the areas specifically assigned for that purpose, i.e. in the back yard of each property or such other designated areas as the Management Agency may from time to time designate.
    2. Save and except for clause (1) above, washing shall not be hung out to dry in any part of the property where it is visible to other residents.
  9. Pets
    1. Residents shall, with the written permission of the Management Agency, be entitled to keep one dog and/ or one cat on the premises. All such dogs shall be leashed, and all such dogs and cats shall be properly controlled when on the property or any portion thereof. Should there be any repetition of any incident whereby any dog or cat enters upon the property of any other resident and the resident objects thereto, the objecting resident may request that the offending dog or cat be removed from the Community and the owner of the dog or cat shall be bound to do so forthwith.
    2. Farm animals in the community are strictly prohibited.
    3. No accommodation for any pets kept by an occupant shall be sited at any place where it may be in view from any portion of any surrounding or neighboring property or the surrounding properties.
    4. The residents of the property shall be solely responsible for the removal of any excrement left on the property or environs by the pets.
    5. The residents of the property shall be held liable for any injury, loss or damage  to property caused by any act of pets brought onto or kept on the property.
  10. Meal Plans
    The residents shall have the option to enter into a Meal Plan Agreement as determined by the Management Agency.
  11. Quiet Enjoyment
    Madewini Villas agrees that if the purchaser complies with all the Rules of the Community, the Purchaser shall peacefully hold and enjoy the property without any interruption or disturbance by Madewini Villas or any person claiming by or through it.
  12. Maid Service
    The residents shall have the option to enter into a Maid Service Agreement with the Management Agency on terms and conditions to be agreed with the Agency.
